The Clovers by Asia Green Group

The Clovers

Asia Green Group.

Applying an eCCRIS account is superb easy

eCCRIS Main Page
Bank Negara Malaysia (BNM) on 19 Jan 2018 officially announced the introduction of its new initiative – eCCRIS, a secure online platform for the public to access their own Central Credit Reference Information System (CCRIS) report, anywhere at their convenience. This service is provided for free and is available nationwide.

The CCRIS report shows the financing and repayment history of a borrower with participating financial institutions over the past 12 months. It does not provide an assessment of a borrower’s credit standing. It is therefore a factual report and is not a blacklist.

eCCRIS is an extension of Bank Negara Malaysia’s efforts to promote the financial well-being of all Malaysians by encouraging prudent financial management. With eCCRIS, the public can now access their personal CCRIS reports online via the eCCRIS website. eCCRIS provides a convenient online tool for users to monitor and verify their personal credit standing, including their loan repayment history. Users will also be able to lodge data verification requests directly via eCCRIS to participating financial institutions to verify and correct any inaccuracies identified in their CCRIS report. With eCCRIS, users can stay on top of their finances.

Today I walked in to Agensi Kaunseling dan Pengurusan Kredit (AKPK) at Melaka Branch to perform the one-time registration.

At the office, there is a friendly staff helping me to register at their Kiosk, I just need to take out MyKad for verification purpose and provide my mobile phone number, to get a 6-digit PIN that will send to my mobile phone via SMS.

The Riyang @ Happy Garden Kuchai Lama by Suntrack Development

The-Riyang-01
Last week, before heading back to Ipoh, I drove from Melaka to KL to visit Suntrack’s latest development called The Riyang @ Happy Garden

At first, I thought this must be another stereotype concept of condominium design. But after listening to the developer’s presentation and walked through their Sales Gallery and Show Units, I felt impressed and convinced. For those who wanted to buy for family stay, either you are a home upgrader or thinking to move from landed house to high-rise condominium, you should come and check this out.

The-Riyang-02
Today, I am happy to share with you guys some of the property insights about this development. Shall we start now?

The Riyang is actually a combination of two Malay words – “Ria” and “Sayang”, in English it means “Happy” and “Lovely”.

The Riyang @ Happy Garden is 35 stories of high rise luxurious condominium built over 2.03 acres freehold land. It is a pure residential development with just 212 exclusive units, and only 8 units per floor.

It is strategically located between the Kuala Lumpur City Centre and Petaling Jaya. It takes only 15-20 minutes driving distance to reach either KLCC or Mid Valley City. The nearby highway accessibilities are superbly convenient, some of the major connecting highways are like New Pantai Expressway, KL-Seremban Highway, Maju Express Highway and Besraya Expressway.

UNA Service Apartments at Peel Road by Selangor Dredging Berhad

UNA at Peel Road by SDB

UNA Logo

Another unique architectural masterpiece – UNA @ Peel, is coming soon in Kuala Lumpur City, by the renowned lifestyle property developer – Selangor Dredging Berhad (SDB).

UNA draws inspiration from the early skyscrapers in New York, using a single material with strong vertical emphasis on its external facade. The podium is articulated with structured vertical bands of vent blocks to create a calm and civic presence at the scale of a city block and this also provides natural ventilation at the carpark.

Open areas and facilities at UNA come with arched openings and a cohesive design approach can be seen through the different elements in the building, to give a strong and distinctive identity e.g. diagonal floor patterns, inflected balconies, decorative balcony railings. The public areas are designed to suit contemporary lifestyles, where boundaries between home and work, private and social are blurred.

UNA is located at the intersection of Jalan Peel and Lorong Peel situated between Sunway Velocity and Sekolah Kebangsaan Yaacob Laatif in Kuala Lumpur. It keeps you connected through an extensive network of roads, highways and MRT Stations, hypermarkets & shopping centres, primary, secondary and international schools, colleges & universities and medical centres.

And just a stone throw away from Velocity Mall.

DBKL is questioning why work on 80% of building projects approved since September 2015 have yet to be started

ABOUT 170 developers who have obtained development orders (DO) from Kuala Lumpur City Hall (DBKL) for their projects risk losing their deposit worth millions of ringgit if they fail to start construction in the next six months.

Kuala Lumpur mayor Datuk Seri Mohd Amin Nordin Abd Aziz said the DOs were awarded in September last year, and until August this year, over 80% had yet to start work.

“In fact projects are supposed to commence within six months after the DO is awarded, but many failed to start work and we have already warned them that if they fail to start work within the next six months they risk losing the 50% discount on DO charges given last year, and we will also withdraw the DO,” he added.

DBKL, he said, would be strict as it did not want developers to end up selling off the projects.

“We want them to prove to us that they will start work as agreed,” he said.

Last September, property developers were given a 50% discount on development charges for DBKL projects.

The offer was served as an incentive to encourage developers to continue building the city despite the slow economy.

“We gave them a hefty discount but we will take it back if they take it for granted,’’ Amin Nordin said, adding that the discount can range between RM500,000 to RM68mil depending on the project value.
