DBKL is questioning why work on 80% of building projects approved since September 2015 have yet to be started

ABOUT 170 developers who have obtained development orders (DO) from Kuala Lumpur City Hall (DBKL) for their projects risk losing their deposit worth millions of ringgit if they fail to start construction in the next six months.

Kuala Lumpur mayor Datuk Seri Mohd Amin Nordin Abd Aziz said the DOs were awarded in September last year, and until August this year, over 80% had yet to start work.

“In fact projects are supposed to commence within six months after the DO is awarded, but many failed to start work and we have already warned them that if they fail to start work within the next six months they risk losing the 50% discount on DO charges given last year, and we will also withdraw the DO,” he added.

DBKL, he said, would be strict as it did not want developers to end up selling off the projects.

“We want them to prove to us that they will start work as agreed,” he said.

Last September, property developers were given a 50% discount on development charges for DBKL projects.

The offer was served as an incentive to encourage developers to continue building the city despite the slow economy.

“We gave them a hefty discount but we will take it back if they take it for granted,’’ Amin Nordin said, adding that the discount can range between RM500,000 to RM68mil depending on the project value.

After undergoing years of study, practical lessons and passing a number of critical examinations, 171 recipients were recognised with the Authority to Practice for both the valuation and estate agency professions at the 19th Board of Valuers, Appraisers and Estate Agents (BOVAEA) Convocation Ceremony held today.

Officiated by Yang Berhormat Datuk Chua Tee Yong, Deputy Minister of Finance, Ministry of Finance Malaysia, the event also saw 63 graduates receive their Diploma in Estate Agency marking their first foray into their career as a professional Estate Agent.

2 weeks ago, I posted a similar blogpost on the Official Launching Event of Country Garden Diamond City at Semenyih.

To my surprise, today I received a call from the developer again, saying they going to have 2nd Launching for their Phase 2 Terrace Home! During their 1st Launch, all the units are FULLY SOLD! That’s a pretty overwhelming response isn’t it?

I thought the market sentiment is now on the low side? But I’m wrong, this project is still performing well! I guess the buyers are falling in love with the peaceful and romantic ambience of the township, as well as the selling price are still within the reasonable and affordable range.

PRESS RELEASE: First Ever Dinosaur Alive Show At Johor Draws Huge Crowd

Johor Bahru, 22 September 2015 – In line with its initiative to be committed to nurture a holistic and liveable township, Sunway Property, the Master Community Developer, recently organized the first ever Dinosaur Alive Show and Outdoor Movie By the Lake activity in Sunway Iskandar, Johor.

Drawing a crowd of more than 5,000, the event took place on 19th September at the Nature’s Capital City. The well-received event was participated by members of the public especially kids who were flabbergasted as they got to experience one of a kind activities such as feeding a baby T-Rex, exciting show witnessing a duel between Triceratops and Stegosaurus, zookeepers dance, photography session with the dinosaur with other exciting line-ups including fun games. Many lucky kids were extremely excited to have the privilege to be invited to ride on top of the Triceratops guided by the zookeeper. Later in the evening, attendees were treated to the screening of movie Jurassic World, the first outdoor movie screening in Johor, by the serene Emerald Lake with free snack packs.

大马房地产发展商如何看待2015年的经济?

2015年,你们还过得好吗?

GST 来了,百物上涨,房价局高,马币贬值,政治现在还。。。

昨晚翻阅报章看了一些有关本地上市发展商公司的资料,就不提名字啦,在这里和大家分享一下吧。

报导当中的六家公司,有四家表示乐观,还有两家会在公司策略与大方向有所改变。

A公司:
感觉今年的房市不太景气,而且成交有显缓慢,会把公司的销售目标陆续降低。马币贬值对他们影响不算太大,因为多数采购的建筑材料都是本地制造。相反,他们觉得会有更多的外国投资者投向大马房产,汇率现在较低,外国人会先进场等汇率和房价上升后,就能两边赚。

B 公司:
马币贬值导致建筑成本提高。有部分的建筑材料是外国进口,以美金计算,估计加重成本10%-15%,最多会到20%。不过还是对公司的项目很有信心,因为都在很卓越的地点做开发,不担心销售。

C 公司:
觉得2016年会更加挑战,计划把一些要推介的项目延后到2017年。先把现有的商品给清货。会继续收购好的土地当储备。

D 公司:
刚刚在槟城一带收购了大片土地。融资方面就靠内部和银行的支持。对未来公司的发展保持乐观。

E 公司:
未来两年会有总值15亿的项目工程,还会投标一个200亿的项目。会比较选择基础建设的工程比如MRT2

F 公司:
对公司在管理着的商场门市租户很有信心。目前都在100%入租率,不担心租户不续约,因为商场地点占很大优势。

所以,一个经济不景气,有人欢喜有人忧,这是很正常的。我们一起加油吧!多点观察市场,或许会有更多您意想不到的商机出现呢。

NEWS: China developer Agile to launch RM1.2bil project

PETALING JAYA: Hong Kong Stock Exchange-listed Agile Property Holdings Ltd is proving that there is good demand for Mont Kiara living by building a RM1.2bil residential project there.

Through its subsidiary Agile Real Estate Development Sdn Bhd, the Chinese developer bought the 10-acre land from PJ Development Holdings Bhd (PJD) early last year for about RM200mil and is jointly developing the project.

Agile Mont Kiara, which will have a residential title and a gross development value (GDV) of RM1.2bil, will feature 11 residential towers with units ranging from 1,162 sq ft to 5,037 sq ft.

There will be four 44-storey blocks, two 18-storey blocks and five 8-storey blocks with an average price of RM950 per sq ft.

The development was considered the lowest density in the vicinity, Agile Real Estate Development (M) Sdn Bhd chief executive officer Wilson Ren told StarBiz.

Base Rate vs BLR in Malaysia: How Does BR Work?

Effective January 2, 2015, the Base Lending Rate (BLR) structure was replaced with a new Base Rate (BR) system. Under BR, which will now serve as the main reference rate for new retail floating rate loans, banks in Malaysia can determine their interest rate based on a formula set by the central bank.

Under the previous BLR, the rate was set by Bank Negara Malaysia (BNM) based on how much it costs to lend money to other financial institutions. Meanwhile, the cost to borrow money was determined by the Overnight Policy Rate (OPR) set by central bank.

With the new BR, interest rates are determined by the banks’ benchmark cost of funds and Statutory Reserve Requirement (SRR). Other components of loan pricing such as borrower credit risk, liquidity risk premium, operating costs and profit margin will be reflected in a spread in the new BR framework.

最近好像很多商场开张。哪天去了 IOI City Mall,现在又来到了马六甲的 The Shore @ Malacca City。

晚上去了一趟这商场。第一个印象就是,电梯不够用,搞到大家要挤进一个小小的电梯里。
