Pan’gaea Eclipse Residence, Cyberjaya by OSK

I often received enquiries from my blog readers asking what kind of property should they buy for their own stay, at the same time is it a good product for investment?

Not long ago, I was invited by the local renowned property developer, OSK Property, to check out one of their flagship project at Cyberjaya.

I think today is the best time to blog about their development and I will be doing a quick intro on their self-sustained integrated development in the heart of Cyberjaya called Pan’gaea.

Ok, let’s first talk about the overview of this Freehold Mixed Development – Pan’gaea. By the way, the pronunciation of Pan’gaea is Pan-jee-uh. Its component consist of boutique retail shops, SOFO (Small Office Flexible Office) Suites, Serviced Residences, upcoming Serviced Apartment, Retail & Future Development. The Phase 1 of Pan’gaea which is the Paragon SoFo suite and boutique retail, launched in Q2 of 2011 and has a 95% take-up rate. It is schedued to be completed by Q4 of 2015.

For Phase 2 Solstice Serviced Apartment, launched in Q4 of 2012 are fully sold. And it is expected to be completed in Q1 of 2017.

Now, they are entering into the Phase 3, which is the Eclipse Residence, which previewed in Q4 of 2013, has recorded a 70% take-up rate as of June. Expected to be ready by Q1 of 2018.

In today’s property market, there are lots of “small” units, ranging from 400sf – 500sf. These units are perfectly suitable for those who are single or couples; as it is much affordable, low entry, easy to maintain and with higher demand either for rent or sale. However, I would say that the overall supply for this category is quite sufficient for the time being.

Now, there is another group of buyers and investors who would love to buy units with slightly bigger built up area, but not too big, around 850sf – 950sf.
