The Riyang @ Happy Garden Kuchai Lama by Suntrack Development

Last week, before heading back to Ipoh, I drove from Melaka to KL to visit Suntrack’s latest development called The Riyang @ Happy Garden

At first, I thought this must be another stereotype concept of condominium design. But after listening to the developer’s presentation and walked through their Sales Gallery and Show Units, I felt impressed and convinced. For those who wanted to buy for family stay, either you are a home upgrader or thinking to move from landed house to high-rise condominium, you should come and check this out.

Today, I am happy to share with you guys some of the property insights about this development. Shall we start now?

The Riyang is actually a combination of two Malay words – “Ria” and “Sayang”, in English it means “Happy” and “Lovely”.

The Riyang @ Happy Garden is 35 stories of high rise luxurious condominium built over 2.03 acres freehold land. It is a pure residential development with just 212 exclusive units, and only 8 units per floor.

It is strategically located between the Kuala Lumpur City Centre and Petaling Jaya. It takes only 15-20 minutes driving distance to reach either KLCC or Mid Valley City. The nearby highway accessibilities are superbly convenient, some of the major connecting highways are like New Pantai Expressway, KL-Seremban Highway, Maju Express Highway and Besraya Expressway.

The surrounding neighbourhoods include Kuchai Lama, Taman Desa, Salak South, Desa Petaling, OUG, Sri Petaling and Bukit Jalil. It is so convenient when you stay around these matured neighbourhoods, as most of the amenities are already in place, such as schools, restaurants, convenient stores and shopping malls.

For this blogpost, I will spend more time analyzing the developer thoughtfulness in building the ideal family-friendly condo for their home buyers. And why thoughtful designs and facilities matters for your own stay or investment property?

Below are some of the interesting key points I want to highlight to you guys.

Effective and Practical Space Design

When it comes to family layout design, I believed privacy and adequate space are vital. Over the past few years, many developers in town have been mainly offering small to medium sized service apartments (350sf – 750sf), of which the absolute price seems cheaper, but it comes with a higher price per square foot. But now, I see certain areas are getting oversupplied with these mushrooming small and medium size units. Instead, the family concept residences are actually in high demand especially for the growing families. Suntrack is now playing an important role to fill in the gap for these groups of home buyers.

The Riyang’s smallest built up area is 1477sf, which comes with 3+1 bedrooms, and 4 bathrooms, most suitable for medium sized families. And their largest unit is 2798sf, which comes with 6+1 bedroom and 6 bathrooms, for bigger families that stay together with their grandparents and maid.

If you look carefully at The Riyang floor plate design, the developer implemented the point block design for shorter distance to lift lobby. It also has 5 lifts to serve 8 units per floor, to shorten waiting time. This design allows for maximum natural light and air to flush into the condominium. It makes the unit constantly in bright and cooling mode.

Within the condominium, it has high ceilings for better ventilation and natural lighting in all rooms. The master bathroom offered something unique, which comes with his & her wash basins. Have you ever tried brushing your teeth side by side with your lovely spouse each morning? I think you should try this…

And, most of the bedrooms come with attached bathrooms, even the maid’s room. This is to ensure each of your family members can take their own sweet time to enjoy each shower session, yet retaining their own privacy.

Another interesting design is none other than the balcony layout. Most condominiums offer a long and rectangle shaped balcony. For The Riyang, if you look from the exterior building facade,  the balcony comes with little wavy forms, making the whole building look unique and standout from the immediate buildings nearby. From the design point of view, it actually comes with practical functionality. The deep balcony design serves as sun shading to the units for a cooling effect. In fact, by 2pm the balcony provides near complete shade over all the windows. Lastly, the ample-sized balconies is suitable for private herb gardens.

Now let’s also look at another small but practical design. There are no air conditioning compressors placed in the air well. This is to prevent the distribution of hot air to the wet kitchen and yard. Have you experienced this problem in your existing condominium? A small detail that most condos tend to overlook, but in The Riyang they have thought about it and provided an alternative solution.

Eco, Safety and Disabled-Friendly Features

While designed specifically for families, The Riyang was also created to be kind to the environment. Green features include a rainwater harvesting tank and laminated glass windows to reduce heat gain. The developer are using water saving WCs and multi split inverter air-conditioning, which is more costly but of better quality.

When we live in a condominium, we want to make sure its safety and security features are top priority. When I heard that they have 24-hour CCTV surveillance, which are installed everywhere in the common areas aka the lobby, carpark, walkway and facilities floor levels, it makes me feel more safe and secure. There will be round-the-clock security patrols too, and multi-level access cards used at the car park entrance, lobby drop-off and lifts to floor control area.

This condo provides disabled-friendly features in common areas such as disabled toilets, switches at wheelchair accessible height and ramps for the disabled, the elderly and baby strollers.

Condo Facilities

A Children playground, I believe, is a must have condo facility, especially for families with growing kids. Parents want their kids to run around and socialize with other kids in the condo, in safe surroundings. The Riyang offers a shaded and fenced playground ensuring children can play safely no matter on a rainy or sunny day.

There is an infinity pool for adults, a wading pool for kids and shallow waters for toddlers. Again, safety concerns are well addressed. The swimming pool is raised by 450mm as a child safety measure to help prevent young toddlers from falling in. The raised deck and elevated gym are made more accessible with wheelchair ramps too.

Another cool condo facility is the sky lounge. It is directly connected to the residential tower, offering the residents spaces like a lounge, sky deck, bbq deck with a panoramic KL city skyline view and a garden. You may always book the venue to throw a casual barbeque, or a party with loved ones or family members.

Other Unique Features

When it comes to driving experience within the building, there is no compromise too. Firstly, the security guardhouse is located right in front when you turn in from the main road. At The Riyang, instead of driving directly into the property from the road, you get a 200-feet scenic drive through with plants and greens that create a signature “Welcome Home” experience after a long day at work.

Once you passed through the guard house, another great driving experience follows. The carpark ramps are 4m wide design, compare to the conventional 3m. This allows inexperienced drivers with more room to manoeuvre with ease and confidence. Great for a teenager who just got their driving license too!.

Zone lighting in the car park helps to save electricity. Rainwater taps are also provided for car park cleaning. These feature helps to reduce utilities bill charges.

For the refuse room, there are 2 layers of doors to remove unsightly sights and smell. To enter the refuse room from the condo unit, you pass the first door to enter the service lobby and then the second door to enter the refuse room. In any case, the refuse room has exhaust fans to remove any foul smell. It will also have separate bins for general waste and recyclable wastes.
