Condo Interior Design and Decoration

My condo was just rented out this month. My tenant accepted the offer of a basic unit with just grille, lights, fans, water heater and curtain railings installed; nothing fancy done to that unit. And guess what, today I went to my condo again, to check on some minor fixing issue, I got a big shock when I saw the Interior Design and Decorations been done.

Actually this is just a basic makeover been done at the living and dining area. Since this is a rental unit, so can’t do in a massive way… know what I meant

With and without Interior Design put into the space, really make a big differences. Don’t you agree with that?

I can imagine, it can be even more cozy and homey, when the wallpapers are putting on; as well the plaster ceilings fitted on the above.

I guess am so blessed and perhaps the luckiest landlord in that condo to have this wonderful letting experience.

Thanks for being a great tenant, and I will do my best part as the great landlord.

DBKL is questioning why work on 80% of building projects approved since September 2015 have yet to be started

ABOUT 170 developers who have obtained development orders (DO) from Kuala Lumpur City Hall (DBKL) for their projects risk losing their deposit worth millions of ringgit if they fail to start construction in the next six months.

Kuala Lumpur mayor Datuk Seri Mohd Amin Nordin Abd Aziz said the DOs were awarded in September last year, and until August this year, over 80% had yet to start work.

“In fact projects are supposed to commence within six months after the DO is awarded, but many failed to start work and we have already warned them that if they fail to start work within the next six months they risk losing the 50% discount on DO charges given last year, and we will also withdraw the DO,” he added.

DBKL, he said, would be strict as it did not want developers to end up selling off the projects.

“We want them to prove to us that they will start work as agreed,” he said.

Last September, property developers were given a 50% discount on development charges for DBKL projects.

The offer was served as an incentive to encourage developers to continue building the city despite the slow economy.

“We gave them a hefty discount but we will take it back if they take it for granted,’’ Amin Nordin said, adding that the discount can range between RM500,000 to RM68mil depending on the project value.

Looking for Homestay Operator at Bentong

Heading anywhere for this short break holiday?

For myself, I just stay back at KL doing some works. Well, yesterday morning I had a meeting with a chinese land owner, who owned 5 units of Luxorious 3 stories of Green Villa at Hartamas Villa @ Taman Bukit Bentong. He asked me some opinions on the homestay business. In fact, he actually doesn’t have the intention to involve into the operation part, but to look for an experienced Homestay Operators to run the show. I’m not sure if you are interested or you have any associates or friends who might be keen on this?

Bentong is near to Bukit Tinggi, Janda Baik, Genting Highland and Raub. It can be one of the best weekend getaway for your family members or working colleagues.

The first  option, you may rent the whole unit, do your own furnishing. The rental of course will be lower, as it is in bare condition.

Another option, the landlord actually don’t mind to fully furnished the villas for you, to lower down the upfront setup costing, but the rental will be higher. Fair deal right?

Springville Residences – Rushing For Handover

My own condo Springville Residences at Taman Equine Seri Kembangan.

After done installing the grilles at main entrance and yard area, now is time to fix up all the LED Lights, Fans and Curtain Railings. Planning to handover the property to my new tenant by end of October.

Didn’t do a massive renovations for this unit. Just keep it simple and nice.

Am quite lucky, this property doesn’t have much defects, only some minor things to fix up, and all are done before the final handover.

Subsale Case Study!

Recently I have two different team mates happened to market this condo – X

Actually I knew this condo 8-9 years ago, during my era of doing subsale. When I was young, I had an owner asked me to help her sell out this condo urgently and below market price. She didn’t tell me the “truth”…

I went to hang banner at night and market this property, at last I had a keen buyer interested, but…this buyer worked in the media before, he managed to dig out that this house got a “case” – whereby the resident was committed suicide from that condo unit jumping down. When I prompted the owner if it is true, only they revealed the real story! Since then, I quit the condo, I don’t feel comfortable to market that property anymore…

Now I heard this X condo again, my team mate now got problem with it. The developer was told ran away, you can’t get the consent unless you must go through an “in house agency” and you gotta pay additional professional fee 3% if you want to successfully go thru the process.

One team mate, her owner and buyer shared the costing of 3% half half. On top of that, you must co-broke with them for all the units in that condo. Another half portion of comm gone!

My another team mate, now buyer disagree to go ahead with this deal, since got problem with the developer, buyer request for refund….

And the story now is, am trying to help my team mate to rescue this case!

Blacklisted this X condo permanently!
