Final Resort Series in Bandar Sri Sendayan Seremban

Since the Covid-19 pandemic started, most of the us preferred to Stay at Home, same to me. Basically I don’t travel far for the past 2 years. Well, since now we have more “freedom”, I decided to pay a visit to my Seremban friends to catch up a bit on the latest property trend in their area. Last week, we went for a lunch appointment at Sendayan Merchant Square. And that’s how I discover and understand more on this township called Bandar Sri Sendayan. Apparently my friend told me there is an upcoming resort homes to be launched soon, by the developer Matrix Concepts Holdings Berhad. They asked me go gather for more info together.

After we had our lunch, my friend became my driver and “tour guide” drove me around the township, to experience the existing completed development elements and check out the overall surroundings.

For your info, Bandar Sri Sendayan is a mega township development in Seremban West which span across over 6000 acres of landbanks (and keep expanding), which is also a new economic growth area that comprises of commercial projects, vast range of residential houses and resort homes, international school, exclusive country club, leisure elements and many green spaces too.

One of the landmark you guys should check out is their D’Tempat Country Club, which comprise of an olympic-sized swimming pool, bowling alley, gym room, badminton, tennis, squash court and lots more. For home buyers in Bandar Sri Sendayan, they will get a free membership for the first 5 term years. When expired, you just have to renew with a minimum of RM2000 plus per annum.

And I stumbled across some owners here, they told me D’Tempat Country Club was one of the main attractions why they buy and stay here. That’s cool to hear that 🙂

Nearby the D’Tempat Country Club, there is a placed called X Park, that offers extreme sports activities such as go-carts, paintball, golf driving range and so on. I used to follow my dad to play golf when I was a kid. Maybe I can come here to brush up my golf skills again, haha.

I also passed by a very unique architecture building, which actually was the Matrix Global Schools, that offers Cambridge Syllabus, and also accept pre-school, primary and secondary-level students. Actually we intended to go in have a look, but was rejected by the security there due to security concern. No one can simply go in, which also make good sense for the students safety. I just took a few photos and videos from the main entrance and quit.

I was amazed by their facilities here. Basically, when you are part of the community here, you don’t necessary have to go elsewhere. The basic sports and entertainment needs are get here.

Sendayan Merchant Square is a lifestyle hub with retail outlets and restaurants while Sendayan MetroPark will have retail and wholesale business features. Both commercial hub played a significant impact in this area as catalysts of growth too.

By the way, there is a very “Instagramable” hotspot called Carnelian Park Sendayan, for you all to check-in.

We then drop by the Developer Sales Gallery at D’Tempat Country Club.

My friend and I went inside to gather some latest development info at Bandar Sri Sendayan. From introdcution session, we got to know there will be an upcoming final premium residential parcel land for resort homes (Resort Residence 2 & Resort Villa). I was also told the previous launch of the resort homes had very good took up rate, and now is fully sold out. For those who are interested on the premium series, can start to keep an eye or register your interest, so that you will not miss out when they launch later.

We then drove to the site to have a peep. But we were not allowed to go inside the unit, so I just took a selfie here to show you guys ya.

This piece of land is the future lake park with some upcoming lifestyle facilities and water features to bring out the resort living elements. That’s really some interesting part that you guys may check it out too. And, the premium resort villa will be situated somewhere within here as well.

Felt thankful to my friend who brought me here and brief me a little bit on this township. It is really great to see there is actually a property developer who commit to build such a family oriented living concept mega township. I believed for those who bought or invested here, will have a long term capital appreciation on their properties aligning the master township development concept. There are actually more home buyers here, rather than property speculators.

People are now getting more used to Work From Home. If your company doesn’t require you to daily punch card in the office, perhaps you may consider to stay in Seremban and work in Kuala Lumpur? I heard some of the residents here only need to travel to their KL office 3-4 days in a week. That’s the reason they bought in Bandar Sri Sendayan. Another reason I heard was the parents want their children to raise at a more proper places, as they felt Sendayan can provide a more relaxing living environment.

They are also people like me somehow already been so many years in the hustle bustle lifestyle in the capital city, they simply want a more simple and peaceful life. Hence, they don’t mind to stay a bit further, but when needed, just hop on the car and enjoy an hour drive back to the busy city life.

Honeywell Deploys Innovative Connected Buildings Technology For Iconic PNB 118 Tower

Honeywell (NYSE: HON), a global leader in connected buildings, today announced that it has been awarded a USD$14 million, multi-year project for the Iconic PNB 118 Tower to supply smart buildings technologies such as complete security and building management systems. Honeywell’s fully integrated solutions will play a critical role in ensuring the comfort, safety and security of the 118-story building.

The iconic landmark located within the Warisan Merdeka development is set to become the fifth tallest building in the world upon completion in 2020. PNB 118 is owned by PNB Merdeka Ventures Sdn Berhad, a wholly-owned subsidiary of Permodalan Nasional Berhad (PNB), with Turner International Sdn Bhd as the project manager for the mixed-use development.

Commencing in late 2017 with completion in late 2020, the project includes the installation, testing and commissioning of Honeywell’s connected buildings systems. These technologies include: Honeywell’s ComfortPoint® Open Building Management System, Honeywell’s Enterprise Buildings Integrator (EBI) R500, Digital Video Manager (DVM) R620, and Temaline access control system, among others. Honeywell’s solutions will help provide operational intelligence for better decision making, improve real-time response, reduce risk and operational and life cycle costs, and optimize overall building performance.

Applying an eCCRIS account is superb easy

Bank Negara Malaysia (BNM) on 19 Jan 2018 officially announced the introduction of its new initiative – eCCRIS, a secure online platform for the public to access their own Central Credit Reference Information System (CCRIS) report, anywhere at their convenience. This service is provided for free and is available nationwide.

The CCRIS report shows the financing and repayment history of a borrower with participating financial institutions over the past 12 months. It does not provide an assessment of a borrower’s credit standing. It is therefore a factual report and is not a blacklist.

eCCRIS is an extension of Bank Negara Malaysia’s efforts to promote the financial well-being of all Malaysians by encouraging prudent financial management. With eCCRIS, the public can now access their personal CCRIS reports online via the eCCRIS website. eCCRIS provides a convenient online tool for users to monitor and verify their personal credit standing, including their loan repayment history. Users will also be able to lodge data verification requests directly via eCCRIS to participating financial institutions to verify and correct any inaccuracies identified in their CCRIS report. With eCCRIS, users can stay on top of their finances.

Today I walked in to Agensi Kaunseling dan Pengurusan Kredit (AKPK) at Melaka Branch to perform the one-time registration. 

At the office, there is a friendly staff helping me to register at their Kiosk, I just need to take out MyKad for verification purpose and provide my mobile phone number, to get a 6-digit PIN that will send to my mobile phone via SMS.

Last week, before heading back to Ipoh, I drove from Melaka to KL to visit Suntrack’s latest development called The Riyang @ Happy Garden

At first, I thought this must be another stereotype concept of condominium design. But after listening to the developer’s presentation and walked through their Sales Gallery and Show Units, I felt impressed and convinced. For those who wanted to buy for family stay, either you are a home upgrader or thinking to move from landed house to high-rise condominium, you should come and check this out.

Today, I am happy to share with you guys some of the property insights about this development. Shall we start now?

The Riyang is actually a combination of two Malay words – “Ria” and “Sayang”, in English it means “Happy” and “Lovely”.

DBKL is questioning why work on 80% of building projects approved since September 2015 have yet to be started

ABOUT 170 developers who have obtained development orders (DO) from Kuala Lumpur City Hall (DBKL) for their projects risk losing their deposit worth millions of ringgit if they fail to start construction in the next six months.

Kuala Lumpur mayor Datuk Seri Mohd Amin Nordin Abd Aziz said the DOs were awarded in September last year, and until August this year, over 80% had yet to start work.

“In fact projects are supposed to commence within six months after the DO is awarded, but many failed to start work and we have already warned them that if they fail to start work within the next six months they risk losing the 50% discount on DO charges given last year, and we will also withdraw the DO,” he added.

DBKL, he said, would be strict as it did not want developers to end up selling off the projects.

“We want them to prove to us that they will start work as agreed,” he said.

Last September, property developers were given a 50% discount on development charges for DBKL projects.

The offer was served as an incentive to encourage developers to continue building the city despite the slow economy.

“We gave them a hefty discount but we will take it back if they take it for granted,’’ Amin Nordin said, adding that the discount can range between RM500,000 to RM68mil depending on the project value.
