最近有朋友想在槟城置业，正在寻找有没有一些比较适合一家人居住的产业。
由于市场上有不少的新旧产业，所以买家必须先确定一下，您想找的到底是二手房或是新楼盘？有了这方向和概念，才容易搜到心想之盘。果然没多久，朋友告知看中了一个新楼盘，那项目称之为 The Clovers，发展商为 Asia Green Group.

Last week, before heading back to Ipoh, I drove from Melaka to KL to visit Suntrack’s latest development called The Riyang @ Happy Garden
At first, I thought this must be another stereotype concept of condominium design. But after listening to the developer’s presentation and walked through their Sales Gallery and Show Units, I felt impressed and convinced. For those who wanted to buy for family stay, either you are a home upgrader or thinking to move from landed house to high-rise condominium, you should come and check this out.
Today, I am happy to share with you guys some of the property insights about this development. Shall we start now?
The Riyang is actually a combination of two Malay words – “Ria” and “Sayang”, in English it means “Happy” and “Lovely”.
The Riyang @ Happy Garden is 35 stories of high rise luxurious condominium built over 2.03 acres freehold land. It is a pure residential development with just 212 exclusive units, and only 8 units per floor.
It is strategically located between the Kuala Lumpur City Centre and Petaling Jaya. It takes only 15-20 minutes driving distance to reach either KLCC or Mid Valley City. The nearby highway accessibilities are superbly convenient, some of the major connecting highways are like New Pantai Expressway, KL-Seremban Highway, Maju Express Highway and Besraya Expressway.

上星期趁要北上回怡保的路程时，去拜访了在吉隆坡 Happy Garden 旧古仔的一个高端公寓新项目 – The Riyang @ Happy Garden!
原以为这又会是另一项传统的公寓设计概念。没想到，经过发展商友们的讲解后，竟让我改观许多。原来他们就是 Cyberjaya Kanvas @ Soho 项目的发展商 – Suntrack Development Sdn Bhd。
在聆听讲解的过程中，让我感受深刻的是，这家公司老板特别花心思，他们运用了许多人性化的设计方案，处处要求完美，从小细节着手，带出家的味道！我觉得买家们可以去多询问与了解这方面的小细节，必定会让您有所收获。
The Riyang 坐落在 Happy Garden 一片面积 2.03 英亩的永久产权地上。地理位置卓越，为吉隆坡市区与八打灵再也中间，出入非常便捷。15至20分钟即可抵达 KLCC 和谷中城 Mid Valley。交通网络完善，可轻易取道多条大道，如 New Pantai Expressway、KL-Seremban Highway、Maju Express Highway 和 Besraya Expressway。
邻近社区还包括有Kuchai Lama, Taman Desa, Salak South, Desa Petaling, OUG, Sri Petaling 和 Bukit Jalil。我也觉得居住在比较成熟的社区会比较占优势，基本的建设与设施起码都比较完善，比如有学校，商铺和购物商场。
The Riyang 是一座拥有35楼层高的豪华公寓，总单位有212户，每层则只有8户单位！每个户型都专属家庭式设计格局。室内建筑面积分别有1477， 1593，1776，1884 和 2798 等平方尺。最小间的有3+1房，而最大的则有 6+1房。
My condo was just rented out this month. My tenant accepted the offer of a basic unit with just grille, lights, fans, water heater and curtain railings installed; nothing fancy done to that unit. And guess what, today I went to my condo again, to check on some minor fixing issue, I got a big shock when I saw the Interior Design and Decorations been done.
Actually this is just a basic makeover been done at the living and dining area. Since this is a rental unit, so can’t do in a massive way…..you know what I meant
With and without Interior Design put into the space, really make a big differences. Don’t you agree with that?
I can imagine, it can be even more cozy and homey, when the wallpapers are putting on; as well the plaster ceilings fitted on the above.
I guess am so blessed and perhaps the luckiest landlord in that condo to have this wonderful letting experience.

My own condo Springville Residences at Taman Equine Seri Kembangan.
After done installing the grilles at main entrance and yard area, now is time to fix up all the LED Lights, Fans and Curtain Railings. Planning to handover the property to my new tenant by end of October.
Didn’t do a massive renovations for this unit. Just keep it simple and nice.
Am quite lucky, this property doesn’t have much defects, only some minor things to fix up, and all are done before the final handover.
