这次我有幸被 PropertyGuru 邀请到怡保分享房地产课题讲座。
当然也要感谢 REHDA 和 MBI 联手举办这次的 MAPEX 房地产及工商博览会。
来到怡保，就好像回家的感觉。其实我也算 “半个怡保人” 啦，哈哈！所以，来怡保讲座时，住宿和吃方面不用另外安排。
我一般的房地产讲座都是在酒店或商场里的。这次尽然有机会在体育馆里和大家分享我的心得，还蛮过瘾的 ：）

MAPEX returns to Ipoh, Perak
68%国人不满房价 大叹买屋难
大马产业价格以迅速的步伐向上攀升，已经是近年来非常普遍的话题。
在当前“贵楼处处”的市况下，“居者有其屋”的美梦似乎愈来愈难圆，也令在后不断追赶的消费者大喊吃不消，而购屋者的负面情绪甚至也开始冲击整体产业市场。
高攀不起 国人叹买屋难
68%不满房价、房价、房价
根据房地产网站PropertyGuru的消费者情绪调查报告显示，截至2013年末季为止共有68%的消费者对大马产业市场环境感到不满，换言之，只有32%的消费者感到满意，整体满意程度较2013年次季时的37%共下跌4个百分点。
针对消费者的不满情绪，PropertyGuru解释称此现象主要归咎于3大因素，即产业价格过高、价格与产业条件不合理、以及产业价格增长步伐迅速，可见消费者的不满还是离不开价格因素。
巴生河流域房价涨幅最高在这当中，全马人口最密集的巴生河流域，顺理成章地成为产业价格涨幅最高的地点。根据PropertyGuru的调查显示，该地区在单单2013年的平均涨幅便高达30%。
在公佈此调查报告的汇报会上，PropertyGuru大马区域经理许毅提醒道，30%的涨幅纯属平均值，部份地点的涨幅甚至超出此水平，加上产业市场在2013年之前已经展开涨势，意味着巴生河流域中部份地点的产业价格在过去4年来甚至已经写下翻倍的增长。
LRT 3: Bandar Utama to Klang
National infrastructure company Syarikat Prasarana Negara Bhd has completed the feasibility study on the third light rail transit line (LRT 3) covering 36km from Bandar Utama in Damansara to Klang, estimated at RM9bil.
Forest City by KPRJ and Country Garden
Country Garden and KPRJ plan massive reclamation development for luxury homes near Pendas in southern Johor near Singapore.
Sources said that the project could entail a land area of “a few thousand acres,” which would make it one of Iskandar Malaysia’s single largest projects.
It isn’t clear how much Country Garden is pumping into the project, but going by its size, it would dwarf the Hong Kong-listed firm’s first project in Danga Bay, which only covered an area of 50 acres or 20ha, for which it had paid RM900mil.
The new project is being dubbed Forest City.
